An Energy Performance Certificate (EPC) is a legally required document when selling or letting a property. It provides:

This helps buyers, tenants, and property owners understand the energy costs and environmental impact of a home.

You need an EPC Certificate if you are selling, letting, building, or re-mortgaging a property in the UK. 

It’s a legal requirement and must be available to potential buyers, tenants, or lenders. Some mortgage companies also require a valid EPC so you can access better mortgage rates. Without one, you could face fines, delays in the sales or rental process, or issues with your mortgage application. 

An EPC isn’t just a legal requirement, it’s also a useful tool. It shows how efficient your property is, gives you ideas to cut energy bills, and helps make your home more attractive to buyers or tenants.

On the day of your EPC survey appointment, I will carry out a non-intrusive survey of your property. This usually takes 45 - 60 minutes, depending on the size and layout of your home.

During the visit, I will:

• Inspect key elements such as heating systems, insulation, windows, and lighting.

• Take photos and measurements to record the details required.

• Record any energy-saving features, such as solar panels or modern boilers.

Once complete, I’ll process the information and issue your EPC rating, which you’ll receive by email within 24–36 hours
